An Escrow Agent is appointed mutually by both the Buyer and Seller of the transaction.
2.
The Buyer and Seller and Escrow Agent agree to a set of terms and conditions laid out in the Escrow Agreement.​
3.
The Escrow Agreement sets out the details of the arrangement, including the funds deposited in the escrow account, conditions of the disbursement of funds, etc.
4.
Funds are deposited by the Funder into an Escrow Account by Fichte & Co Fiduciary Services.
5.
The Escrow Agent verifies that the conditions set out in the Escrow Agreement are satisfied.
6.
The Escrow Agent disburses funds from the account to the Sellers as each pre-agreed condition is met.
7.
The balance of the funds is released to the Funder when the final conditions are met.
8.
The Escrow Agreement is terminated.
Simple steps to be onboard
Conflict Check
You will be requested to declare each of the sellers, buyers and nominee buyers, guarantor, and any incoming or outgoing mortgagee that enables us to complete our standard conflict checks.
Know Your Client Procedure
After the KYC & Enhanced Customer due diligence checks have been completed, we will begin assisting the parties involved with their completion arrangements.

Further to holding the assets instructed by one or both parties (depending on the terms of the agreement), our services include:

1. Review payment flow as instructed under the agreement.
2. Review and remark on the transaction documents and authority of the parties.
3. Arrange the meeting of documentary completion and assist the parties during the closing.

It is important to note that we facilitate the completion of the transaction, we act as an independent third party in the transaction and we do not provide legal or financial advice to either party. In the event of a dispute between the parties, we recuse ourselves from advising either party involved in the transaction.
Our primary role as an Escrow Agent is to safeguard the assets held in escrow and ensure that they are disbursed according to the terms of the agreement. We take this responsibility very seriously and strive to provide our clients with the highest level of service and support throughout the transaction process.
